Kimironko is entering a new era as one of Rwanda’s most transformative commercial redevelopment projects begins to unfold. The Kimironko Commercial Complex is designed to modernize the area with a state-of-the-art market, an upgraded bus terminal, expanded commercial spaces, and a mixed-use real estate development that will elevate business activity and mobility across Gasabo District.
Project Overview
The project aims to replace the current aging facilities with a fully modern urban hub that improves service delivery, business operations, and passenger flow in one of Kigali’s busiest commercial zones.
Developer: Gasabo Investment Company (GIC), a consortium of Rwandan investors established in 2013.
Main Contractor: Rwandan branch of Turkish engineering firm Abosskal Oferka JV. The project is led by Civil Engineer Selahattin Yetim.
The master plan covers the existing market, the current Kimironko bus terminal, and surrounding commercial blocks to create a unified, modern commercial ecosystem.
Phase One: The New Modern Kimironko Market

The new market will rise where the former Kimironko Health Center once stood.

🔹 Building Design
The upcoming market will have six floors, structured as:
- Two basement levels with parking space for 300+ vehicles
- Four upper floors featuring:
- Retail shops
- Food vendors
- Office spaces
- Various service centers
🔹 Market Capacity & Commercial Spaces
- 250+ commercial units available
- Unit prices starting at Rwf 40 million
- Gradual relocation of traders from the existing Kimironko Market
- Floors organized by product categories to improve navigation and customer experience
This phase is expected to redefine market shopping in Kimironko by offering cleaner, safer, and more organized commercial spaces.



Phase Two: Bus Terminal & Mixed-Use Expansion
After the new market is completed and operational, construction will expand into the broader commercial and transport components.

- A modern bus terminal capable of holding up to 80 buses at once
- Improved circulation and safety for public transport users
- A skybridge connecting the terminal and commercial building to improve pedestrian flow
- Expanded parking capacity reaching 1,800+ vehicles

The second phase will include:
- A commercial tower for retail, offices, and warehousing
- Residential apartments integrated into the complex
- Entertainment and recreation zones
- Complementary community facilities to support both residents and businesses
🔹 Investment
Total investment for this phase is expected to exceed USD 20 million due to its scale and complexity.
Project Cost Summary
The Kimironko Commercial Complex is one of Rwanda’s largest private-sector–led urban redevelopment projects, combining land acquisition, market construction, transport upgrades, and mixed-use growth. Total investment commitments include:
- Land acquisition: Rwf 3.15 billion (purchased in 2016)
- Phase One – New Market: USD 22 million
- Phase Two – Bus Terminal & Commercial Block: Over USD 20 million
- Combined Market + Bus Terminal infrastructure: Estimated to exceed USD 45 million
- Relocation, second-phase expansion, apartments & recreation spaces (starting 2028): Projected at USD 60 million+
Overall, the full Kimironko Commercial Complex redevelopment is projected to surpass USD 100 million, marking it as one of Kigali’s most significant modern commercial investments. Once completed, the project is expected to reshape Kimironko into a high-capacity, business-driven urban hub that supports trade, mobility, and long-term community growth.
